Should You Buy a Condominium?

Buying a condominium is similar to buying a home. Because it is a planned community, there are additional factors to consider. Condominiums and town home developments have “associations.” Usually made up of other residents, the association’s responsibility is to maintain the outer buildings and common areas of the development.

In order to do this, they charge an “association fee” in addition to whatever mortgage you may be paying. The disadvantage of this arrangement is that association fees can sometimes be costly. However, condominium owners do not have to do yard work or other maintenance for which a homeowner is responsible. Each individual owner is therefore only responsible for the elements of their own unit.

Our Comprehensive Services

If your intent is to purchase a multi-family unit and convert it to condominiums, we represent homeowners and developers who convert houses or multi-family dwellings into condominiums. Our firm can provide all of the legal services you need. We arrange for engineering plans, draft the required legal documents, and even assist clients in financing.

We work with engineers, architects, title examiners, land surveyors, and other professionals as needed and handle everything from drafting master deeds and creating the Declaration of Trust and Association Bylaws to negotiating Subordination Agreements. More importantly, however, is the fact that at our firm you can be confident that your needs are being handled by an experienced real estate lawyer and not a paralegal or someone just out of law school.

If you are looking for experienced, detail-oriented legal representation concerning a condo conversion in the Boston area, contact us via e-mail to schedule an initial consultation or reach us by phone at our Downtown Boston, Hyde Park, or Braintree, Massachusetts, office locations.
